List Your Genesee County Home on the MLS for a Flat $399

Reviewed by Joel Schmidt, Michigan real estate broker, Realty Concierge Group · Updated October 2026

Genesee County runs from the older brick and frame neighborhoods of Flint and Burton to Grand Blanc subdivisions and the lake roads around Fenton and Lake Fenton. Someone weighing a Flint bungalow against a Lobdell Lake cottage wants different answers, so write to the buyer your house fits. One flat fee puts it on the Realcomp MLS and out to Zillow, Redfin and Realtor.com, with a licensed Michigan broker behind it and no percentage at closing, ever.

Example: a $400,000 home

Listing feeWhat it costsYou keep vs. that fee with MOO MLS Only ($399)

What is Real Estate MOO?

Will Flint area agents see my listing?

Molly MOO in front of a Flint home in Genesee County

Knock knock. Who's there? Interrupting cow. Interrupting c— MOOOOO!

Yes. Genesee County is served by Realcomp II, the MLS covering most of Southeast Michigan, and your listing is also shared with Realcomp's partner MLSs, including the one Flint area agents use. On the MLS within 2 business days of your completed file: signed listing paperwork, photos uploaded, intake form submitted and every room measured or marked not in your home. Files completed after 3pm Eastern count from the next business day; business days exclude weekends and holidays. Once it's live it syndicates out, so a shopper browsing Mundy Township, Davison or Swartz Creek sees your house alongside every agent listing near it.

Should my listing mention Flint's water?

Only as much as buyers ask, and one sentence usually covers it. According to the State of Michigan, every known lead service line in Flint has been replaced, the last known active one coming out on July 31, 2026, and the state publishes the city's water test results.

Had the line at your house swapped out? Keep the city's record in your seller folder. On a township well outside the city, say that instead.

Who decides whether a Genesee County well or septic gets checked at sale?

Your city or township office, so phone it before you list.

Inside Flint, Burton and the county's other cities, many homes run on public water and sewer. Out in Argentine, Forest, Richfield or Thetford Township, private wells and septic tanks turn up far more often, and the buyer's inspector will want their history. Put the well log, pumping receipts and repair invoices in one folder now.

How much transfer tax does a Genesee County seller pay?

Molly MOO reviewing Genesee County deed paperwork

What do you call a genetically engineered cow? A mootant.

Roughly $8.60 per $1,000 of the price, owed in two pieces when the deed is recorded in Flint:

  • Michigan's share: $3.75 per $500
  • Genesee County's share: $0.55 per $500

Example: at $400,000, the state takes $3,000 and the county $440, so $3,440 comes out of your proceeds.

Selling the place you live in? The state share may be waived, mainly when your state equalized value is no higher than it was the year you bought. That test is narrow, so let your title company confirm it before you rely on it. Your purchase agreement can also shift who pays.

Where is a Genesee County deed recorded?

In Flint, the county seat, at the Genesee County Register of Deeds, which charges $30 to record a deed. Title companies normally make that filing and pay both transfer taxes out of the closing funds.

Genesee County details buyers ask about

Molly MOO on a dock at a Genesee County lake near Fenton
  • Pre-1978 houses add a federal form. Many Flint and Burton homes predate 1978, so the sale needs a lead-based paint disclosure and the EPA's lead pamphlet for the buyer. Michigan's own Seller Disclosure Statement still applies on top, for any home of one to four units unless an exception fits, such as a foreclosure or a sale to close family.
  • Freeways shape the buyer pool. I-75, I-69, I-475 and US-23 cross the county, with Bishop International Airport in Flint. Someone commuting south to Oakland County wants different details than someone driving west, so name your nearest interchange.
  • Twenty-one school districts. Genesee ISD lists 21 local districts. A Flint mailing address can belong to more than one of them, so read yours off the tax bill rather than guessing from the post office name.
  • Fenton-area lake roads. Lake Fenton, Lobdell Lake and the Holloway Reservoir pull in water-first shoppers. Open with frontage and a photo from the end of your dock.
  • Two villages cross county lines. Part of Lennon lies in Shiawassee County and part of Otter Lake in Lapeer County, so check which Register of Deeds your tax bill points to.
  • Photograph the systems. On an older house, give a few of your 50 photos to the basement, furnace and panel.

The difference that matters

Flat means flat.

Real Estate MOO charges one flat price up front and never adds a percentage of your sale at closing. Here's exactly what that price covers.

Real Estate MOO

The price you see is the price you pay

$399

Flat. The whole price. At any sale price.

  • Zero percentage at closing — not now, not ever
  • Your sale price doesn't change what you owe us
  • Full Realcomp MLS listing + syndication included
  • Licensed Michigan broker backing every listing
  • Every tier includes full MLS syndication, up to 50 photos and unlimited edits, Listing Lab (we write, enter and maintain your MLS listing) and all three prep guides — higher tiers add broker help with offers and closing, never feature unlocks

For example, a 3% listing commission on a $400,000 home is $12,000. Real Estate MOO charges a flat $399 and takes no percentage at all — which means a higher sale price stays entirely in your pocket.

Common questions

When will Flint area agents see my listing?

Genesee County is served by Realcomp II, the MLS covering most of Southeast Michigan, and your listing is also shared with Realcomp's partner MLSs, including the one Flint area agents use. On the MLS within 2 business days of your completed file: signed listing paperwork, photos uploaded, intake form submitted and every room measured or marked not in your home. Files completed after 3pm Eastern count from the next business day; business days exclude weekends and holidays. Zillow, Redfin and Realtor.com pick it up from there.

Do Genesee County buyers still ask about Flint's water?

Some do. The state reports that all known lead service lines in Flint have been replaced, and Flint's water test results are posted publicly. Paperwork for a replaced line at your house is worth keeping on hand.

My Flint house was built before 1978. What extra paperwork is there?

A federal lead-based paint disclosure, plus the EPA lead pamphlet for your buyer, with limited exceptions. That goes alongside Michigan's Seller Disclosure Statement, not in place of it.

Which school district do I put on a listing with a Flint mailing address?

The one on your property tax bill. Genesee ISD counts 21 local districts, and a Flint mailing address does not settle which one serves your home.

My home is in Lennon or Otter Lake. Which county records the deed?

Whichever county your parcel sits in. Both villages cross a county line, and your tax bill names the county.

What does a $400,000 Genesee County sale owe in transfer tax?

$3,440 in total: $3,000 to Michigan and $440 to the county, figured at $3.75 and $0.55 per $500. A principal residence may be exempt from the state part.
