Will Ann Arbor area agents see my listing?

Knock knock. Who's there? Interrupting cow. Interrupting c— MOOOOO!

Yes. Washtenaw County is served by Realcomp II, the MLS covering most of Southeast Michigan, and your listing is also shared with Realcomp's partner MLSs, including the one Ann Arbor area agents use. Your MOO listing goes on the MLS within one business day of your completed file (signed listing paperwork, photos uploaded, intake form submitted and every room measured or marked not in your home; business days exclude weekends and holidays). From there it flows out to Zillow, Redfin and Realtor.com, so buyers shopping Ann Arbor, Ypsilanti, Saline, Dexter and Chelsea see your home the same way they see agent listings.

Do I need a well and septic inspection to sell in Washtenaw County?

Molly MOO at a septic inspection on a Washtenaw County home

Yes, if your home has a private well, a septic system, or both. Washtenaw County requires those systems to be inspected under its Time of Sale program before the home can be sold. Homes on city water and city sewer aren't part of the program.

If you have a well or septic, start the inspection as soon as you decide to sell. The county keeps a list of certified Time of Sale inspectors, and starting early keeps the inspection from holding up your closing.

Do I need a Home Energy Score to sell in Ann Arbor?

Yes, if your home is inside Ann Arbor city limits and is a house or a side-by-side townhome. The City of Ann Arbor requires a Home Energy Score before you list publicly, and the score report has to be in at least one real estate listing. The city offers the assessment free. Homes in the townships and the other cities aren't covered.

What will transfer tax cost when I sell in Washtenaw County?

Michigan sellers usually pay two transfer taxes when the deed is recorded:

Together that's $8.60 per $1,000. Example: on a $400,000 sale, that's $3,000 for the state and $440 for Washtenaw County, or $3,440 in all.

Some owners selling their principal residence qualify for an exemption from the state portion. It mainly applies when the home's state equalized value hasn't risen above what it was when they bought it. The rules are specific, so ask your title company to confirm before you count on it. Who pays transfer tax can also be negotiated in your purchase agreement.

Where does my deed get recorded?

At the Washtenaw County Clerk and Register of Deeds in Ann Arbor, the county seat. The recording fee for a deed is $30. The county accepts electronic recording through approved vendors, and in practice your title company files the deed and collects the transfer taxes for you at closing.

What should I know about selling a home in Washtenaw County?

Molly MOO on a leafy Ann Arbor street in Washtenaw County
  • Town or township changes your to do list. Many homes in Ann Arbor, Ypsilanti and the other cities are on city water and sewer. Out in townships like Scio, Lima, Sharon, Freedom and Lyndon, private wells and septic systems are more common, and those bring in the county's Time of Sale inspection. Know which one you are before you list.
  • School district goes by the exact address. Ann Arbor, Saline, Dexter, Chelsea, Lincoln and Ypsilanti Community Schools draw different buyers, and district lines don't follow city lines. Look up your address and name your district near the top of your listing.
  • Two universities shape the calendar. The University of Michigan in Ann Arbor and Eastern Michigan University in Ypsilanti bring a steady flow of faculty, staff, students and hospital workers. If you can be flexible on your closing date, say so plainly. Buyers with a start date notice.
  • Commuters search by highway. US-23, I-94 and M-14 cross the county. Being close to downtown Ann Arbor, the medical campus or an easy run to Detroit Metro Airport is worth a line in your description.
  • Show the land and the water. On a township lot, acreage, outbuildings, a pond or a spot near the Huron River or the lakes on the county's western side are what buyers drove out for. MOO includes up to 50 photos, so use them.
  • Disclosures still apply. Michigan law requires a Seller Disclosure Statement when you sell a home with one to four units, with a few exceptions, such as foreclosures and sales to close family. Homes built before 1978 need the federal lead paint disclosure too.
  • Call your city or township before you list. Local offices set their own rules on permits, rentals and inspections, and a quick call tells you whether anything is required when a home sells.

The difference that matters

Flat means flat. Here's how MOO compares.

Real Estate MOO charges one flat price up front and never adds a percentage of your sale at closing. Here's exactly what that price covers.

Real Estate MOO

The price you see is the price you pay

$399

Flat. The whole price. At any sale price.

  • Zero percentage at closing — not now, not ever
  • Your sale price doesn't change what you owe us
  • Full Realcomp MLS listing + syndication included
  • Licensed Michigan broker backing every listing
  • Every tier includes full MLS syndication, up to 50 photos and unlimited edits, Listing Lab (we write, enter and maintain your MLS listing) and all three prep guides — higher tiers add broker help with offers and closing, never feature unlocks

For example, a 3% listing commission on a $400,000 home is $12,000. Real Estate MOO charges a flat $399 and takes no percentage at all — which means a higher sale price stays entirely in your pocket.
