Shiawassee County is river towns and farm country between Flint and Lansing: Owosso and Corunna along the Shiawassee River, Durand with its Amtrak stop, Perry and Laingsburg in the south, and villages like Byron, Bancroft and New Lothrop out among the fields. One county rule shapes many rural sales here: when a home has a well or septic system, its Point of Sale evaluation has to be done before closing. MOO gets your home onto the MLS and in front of Realtor.com, Redfin and Zillow shoppers for one flat fee, under a licensed Michigan broker, with no closing percentage at any point.
✓ Realcomp MLS listing✓ Up to 50 photos✓ Licensed Michigan broker✓ $0 to MOO at closing
$399, paid once, for the MLS Only package. That covers:
MOO charges $0 at closing. If you want a licensed broker to review offers with you, Offer Ready is $997. MOOniverse is $1,797 and includes closing coordination from the Closing Crew™.

How do you count cows? With a cowculator.
Here's an example. On a $400,000 home, this is what a percentage listing fee costs compared with MOO.
Example: a $400,000 home
| Listing fee | What it costs | You keep vs. that fee with MOO MLS Only ($399) |
|---|---|---|
| 3% listing commission | $12,000 | $11,601 |
| 2.5% listing commission | $10,000 | $9,601 |
| 2% listing commission | $8,000 | $7,601 |
Even with Offer Ready at $997, a seller comparing against a 3% listing fee keeps $11,003. Buyer agent compensation is a separate question, and it's something you decide and negotiate. Example only. Results vary.

Yes. Your MOO listing goes on Realcomp II and is shared with Realcomp's partner MLSs, including the one Shiawassee County agents use. On the MLS within 2 business days of your completed file: signed listing paperwork, photos uploaded, intake form submitted and every room measured or marked not in your home. Files completed after 3pm Eastern count from the next business day; business days exclude weekends and holidays. Buyers on Realtor.com, Redfin and Zillow see it too, commuters scanning along I-69 included.

Yes, whenever the property has a private well, a septic system or both. Under the county's Point of Sale program the system must be evaluated before the transfer, unless it was certified within the 12 months prior. The Health Department reviews that report and has to authorize the sale.
A county-certified inspector or Health Department staff does the work. A septic tank that hasn't been pumped in the past two years must be serviced as part of it. Book the evaluation the week you decide to sell so it never holds up your closing.
A few kinds of transfers are exempt, such as between spouses, through foreclosure, or of a home built within the past 24 months. Think yours qualifies? Confirm with the Health Department before you skip the evaluation.
Together the two taxes run $8.60 per $1,000, and both are paid as the deed goes on record in Corunna:
Example: on $400,000, $3,000 to the state plus $440 to Shiawassee County equals $3,440.
Michigan may excuse the state portion on a principal residence, mostly where the state equalized value has not risen above where it stood at purchase. Your title company can tell you whether you fit before you lean on it, and the purchase agreement decides who actually pays.
$30 to record a deed, plus a $5 tax certificate on warranty deeds and land contracts. The Shiawassee County Register of Deeds sits in Corunna, the county seat, and your title company normally takes care of the certificate, the recording and the transfer taxes at closing.

The difference that matters
Real Estate MOO charges one flat price up front and never adds a percentage of your sale at closing. Here's exactly what that price covers.
The price you see is the price you pay
$399
Flat. The whole price. At any sale price.
For example, a 3% listing commission on a $400,000 home is $12,000. Real Estate MOO charges a flat $399 and takes no percentage at all — which means a higher sale price stays entirely in your pocket.

Yes. Under Point of Sale, a tank not serviced in the past two years gets pumped as part of the evaluation.
Examples include transfers between spouses, foreclosures and homes built within the past 24 months. Confirm with the Health Department before relying on an exemption.
For warranty deeds and land contracts, yes: $5 on top of the $30 recording fee. Title companies usually handle it.
Your MOO listing goes on Realcomp II and is shared with Realcomp's partner MLSs, including the one Shiawassee County agents use. Realtor.com, Redfin and Zillow display it as well.
