Selling in Jackson County usually means one of two markets. In the city of Jackson, the county seat, older houses and rentals fill the blocks around downtown. Ringing it is lake country, with Clark Lake, Vineyard Lake, Center Lake, Wolf Lake and the Grass Lake area, plus farm townships and villages such as Hanover, Parma and Springport. Either way, list it on the MLS for a single flat fee, syndicated to Zillow, Realtor.com and Redfin, backed by a licensed Michigan broker, and never pay MOO a percentage at closing.

$399, paid once, for the MLS Only package. That covers:
MOO charges $0 at closing. If you want a licensed broker to review offers with you, Offer Ready is $997. MOOniverse is $1,797 and includes closing coordination from the Closing Crew™.

How do you count cows? With a cowculator.
Here's an example. On a $400,000 home, this is what a percentage listing fee costs compared with MOO.
Example: a $400,000 home
| Listing fee | What it costs | You keep vs. that fee with MOO MLS Only ($399) |
|---|---|---|
| 3% listing commission | $12,000 | $11,601 |
| 2.5% listing commission | $10,000 | $9,601 |
| 2% listing commission | $8,000 | $7,601 |
Even with Offer Ready at $997, a seller comparing against a 3% listing fee keeps $11,003. Buyer agent compensation is a separate question, and it's something you decide and negotiate. Example only. Results vary.

Your MOO listing goes on Realcomp II and is shared with Realcomp's partner MLSs, including the one Jackson area agents use. On the MLS within 2 business days of your completed file: signed listing paperwork, photos uploaded, intake form submitted and every room measured or marked not in your home. Files completed after 3pm Eastern count from the next business day; business days exclude weekends and holidays. Zillow, Realtor.com and Redfin follow, so a shopper who types a lake or township name into a search box finds you beside agent listings.

File a notice with City Hall. The city requires anyone selling a non-owner-occupied home to tell its Community Development Department within 45 days of the sale, giving the buyer's name and address.
The buyer has a clock as well: 45 days after closing to register the property, unless they file a 100% Principal Residence Exemption with the city assessor. Put that in your listing so investors aren't caught off guard.

Name the lake in your opening line. Water buyers often search by lake rather than by town, so "on Wolf Lake" does more work than a township name. Then cover frontage and the dock, and shoot a few photos from out on the water looking back.
Call your city or township; it can tell you before you list.
Inside the city of Jackson, homes generally connect to city water and sewer. Around the lakes and in townships like Waterloo, Henrietta or Pulaski, a private well and septic system are common, and the Jackson County Health Department keeps well and septic records from after 1972 that you can request by phone or email. Having them in hand answers a country buyer's first question.
Plan on $8.60 for each $1,000 you sell for, in two parts paid at recording in Jackson:
Example: a $400,000 closing works out to $3,000 for Michigan, $440 for the county and $3,440 overall.
Your own home may be exempt from Michigan's part, chiefly when its state equalized value sits at or below where it was when you purchased. Because the details are strict, let the title company verify before you count on it. Sellers and buyers can also negotiate who covers the tax.
With the Jackson County Register of Deeds in the city of Jackson, at $30 per deed. Title companies usually record it as part of closing.
The difference that matters
Real Estate MOO charges one flat price up front and never adds a percentage of your sale at closing. Here's exactly what that price covers.
The price you see is the price you pay
$399
Flat. The whole price. At any sale price.
For example, a 3% listing commission on a $400,000 home is $12,000. Real Estate MOO charges a flat $399 and takes no percentage at all — which means a higher sale price stays entirely in your pocket.

$8.60 per $1,000 of sale price, made up of $3.75 per $500 for Michigan and $0.55 per $500 for the county. If it's your principal residence, ask your title company whether the state part is waived.
