Lapeer County is farm fields and small villages strung along M-24 and I-69: acreage around Metamora and Hadley, Imlay City and Almont to the east, and the county seat of Lapeer in the middle, where a courthouse from the 1840s still hears cases. When a sale includes land, the listing has to show barns, fences and fields as clearly as the kitchen. Put it on the Realcomp MLS for one flat fee. Redfin, Zillow and Realtor.com show it, a licensed Michigan broker stands behind it, and MOO never takes a cut at closing.

$399, paid once, for the MLS Only package. That covers:
MOO charges $0 at closing. If you want a licensed broker to review offers with you, Offer Ready is $997. MOOniverse is $1,797 and includes closing coordination from the Closing Crew™.

How do you count cows? With a cowculator.
Here's an example. On a $400,000 home, this is what a percentage listing fee costs compared with MOO.
Example: a $400,000 home
| Listing fee | What it costs | You keep vs. that fee with MOO MLS Only ($399) |
|---|---|---|
| 3% listing commission | $12,000 | $11,601 |
| 2.5% listing commission | $10,000 | $9,601 |
| 2% listing commission | $8,000 | $7,601 |
Even with Offer Ready at $997, a seller comparing against a 3% listing fee keeps $11,003. Buyer agent compensation is a separate question, and it's something you decide and negotiate. Example only. Results vary.

Yes, the very same one. Lapeer County is served by Realcomp II, the MLS covering most of Southeast Michigan. The Lapeer and Upper Thumb Association of REALTORS® is one of Realcomp's shareholder boards, so your listing lands where local agents already work. On the MLS within 2 business days of your completed file: signed listing paperwork, photos uploaded, intake form submitted and every room measured or marked not in your home. Files completed after 3pm Eastern count from the next business day; business days exclude weekends and holidays. Redfin, Zillow and Realtor.com then put it in front of shoppers searching from Oakland County, Flint or the Thumb.

Tell the land story before the house story. Give total acres and how they divide (tillable, wooded, fenced), each outbuilding with its dimensions, whether the road is gravel or paved, any pond, and where the well and septic sit. Spend your 50 photos on fields, barns and fence lines as freely as on bedrooms.
You can still sell it. When every enrolled acre goes to one buyer, Michigan's farmland preservation agreement transfers to that new owner. Selling only part? The state must approve splitting the agreement first. MDARD's Farmland Program handles both, so call it before listing and tell buyers at the start.
Splitting off a few acres? Michigan's Land Division Act routes new parcels through your township or city for approval. Get that answer before you advertise a lot that doesn't legally exist yet.
Your township or city office knows what applies when a property changes hands, so ring it before you list. Homes inside Lapeer and Imlay City often connect to municipal water and sewer; on a farm parcel in Goodland, Burnside or Rich Township, the well and septic come with the land. Lapeer County Environmental Health takes records requests, so ask for your parcel's file.

What do you call a genetically engineered cow? A mootant.
Expect $8.60 per $1,000, collected when the deed is recorded in the city of Lapeer:
Example: a $400,000 sale means $3,000 state plus $440 county, a $3,440 total.
Owner-occupants can sometimes skip the state share, generally when the property's state equalized value hasn't climbed past its level at purchase. Ask your title company to run that test before you plan on it. Buyer and seller can also agree in writing on who pays.
At the Lapeer County Register of Deeds in the city of Lapeer. Its fee schedule lists $30 to record a deed, and whichever title company closes your sale normally submits it.
The difference that matters
Real Estate MOO charges one flat price up front and never adds a percentage of your sale at closing. Here's exactly what that price covers.
The price you see is the price you pay
$399
Flat. The whole price. At any sale price.
For example, a 3% listing commission on a $400,000 home is $12,000. Real Estate MOO charges a flat $399 and takes no percentage at all — which means a higher sale price stays entirely in your pocket.

Yes. A sale of all the enrolled land carries the agreement to the new owner. A partial sale needs state approval to split the agreement before closing.
Check with your township or city first. Under Michigan's Land Division Act, a new parcel needs local approval before it can be sold on its own.
Total acres and how they break down, each outbuilding and its size, road surface, any pond, and where the well and septic are. Use the 50 photo allowance on the land as well as the house.
At the Register of Deeds in the city of Lapeer, for $30 under the county's fee schedule. Your title company usually files it at closing.
On the sale price: $3.75 per $500 to Michigan plus $0.55 per $500 to the county. Owner-occupants may qualify to skip the state share, so ask your title company.
Keep every dollar you deserve. One smart MOOve at a time.
